This new office building is a state of the art Premium Grade building, with services complying with the Guidelines of the Property Council of Australia.

The engineering services have been designed to provide a flexible quality environment in which companies can maximise the advantage and extract the efficiencies that come from having access to the best of current and future technology.

The design is based on the incorporation of Environmentally Sustainable Design (ESD) principles, which include double-glazing, energy management via the DDC system, and new technology lighting with electronic control gear.

There is a high quality of infrastructure to the site which will provide a higher grade of energy supply than is usual within the Melbourne CBD.

To cater for the rapid changes in technology and business philosophy, the allowance for services capacity and risers included within the design exceed the benchmarks of the PCA Premium quality definition in many instances. Areas of significant difference include:

  • Capacity allowances in all services.
  • Services planning configurations.
  • Quality of power supplies available to the site.
